For a set fee, on receipt of your instructions to let
your property, we will take care of the following;
- Full colour marketing of your property in the local
press.
- Attractive colour photographs of the property
in the window of our dedicated office at 21 – 23
Westgate, Baildon and on our web site www.maxwellsresidential.com.
and www.rightmove.com
- Distinctive and eye catching To Let board outside the
property.
- Viewings accompanied by our dedicated lettings team.
- Vetting of all potential tenants through credit referencing,
using guarantors where necessary.
- Preparation & completion of
the tenancy agreement in line with current legislation.
- Collection of the bond and first months rent.
- Advise on setting up standing orders, insurance, gas
and electrical checks, furniture and furnishings fire
safety regulation and other related buy to let questions.

| In addition to all of the items listed
above we will continue to collect the rent each month,
making sure it arrives on time, and forward it to you as
quickly as possible after deducting our fees. We will also
hold the bond on your behalf in our regulated Clients Account.. |

In addition to both sections above we will
provide you with
- Inventories (additional charge applies)
- Regular inspections of your property with
a written report.
- Quotes for any breakdowns or repairs, overseeing the
work once the quote has been accepted by you.
- The chance to discuss your options/ requirements before
tenancies come up for renewal.
- Inspections of the properties before tenants leave
and before their bond is returned to them.
- Arrange cleaning and minor repairs between tenants
if required.
